There is a particular kind of Dutch autumn rain that quickly exposes what a dry spell has allowed homeowners to forget.
A gutter that seemed fine in August suddenly pours water over its edge. A small patch of standing water appears on a flat roof. A downpipe gurgles rather than drains. By the time a damp mark becomes visible indoors, the original problem may be several metres away.
This is why autumn home maintenance in the Netherlands is less about preparing for one dramatic storm and more about making sure water can move through and away from the building exactly as intended.
The numbers make the point. The Netherlands receives about 851 mm of precipitation in an average year, while the normal national total for autumn is around 222 mm based on the 1991–2020 climate period. KNMI also reported in 2025 that the latter part of Dutch autumn is, on average, becoming wetter as the climate changes.
That makes early autumn a useful moment to look at four connected parts of the house: the gutters, the roof itself, the downpipes and the drainage around the property.
Why an Autumn Check Matters More Than It Used To
Dutch homeowners are accustomed to rain, but the important change is not simply whether it rains. Intense rainfall matters too.
KNMI defines more than 50 mm of rain within one day as heavy precipitation. According to figures published in June 2026, during the second half of the 20th century there were roughly five days per year when this threshold was recorded at one or more of the Netherlands’ 300-plus precipitation stations. In this century, that figure has risen to around nine days annually, an increase of about 70%.
Not every house will experience extreme rain on those days, of course. But it changes the maintenance calculation. A drainage system that copes perfectly well with ordinary drizzle may behave very differently when water arrives quickly.
Recent seasons offer a reminder of just how variable Dutch autumns can be. Autumn 2023 brought a nationally averaged 365 mm of precipitation compared with the 222 mm climate normal. Autumn 2024 was less exceptional but still wetter than average, with 246 mm.
The sensible response is not alarm. It is simply to give rainwater fewer opportunities to find the wrong route.
1. Start With the Gutters
If there is one obvious place for an autumn maintenance Dutch home checklist to begin, it is the gutter.
Leaves are the visible problem, but gutters can also collect moss, small twigs, grit from roofing materials and the muddy sediment that develops when organic debris remains wet.
Eventually, water stops travelling freely towards the downpipe.

Cleaning the gutter, goot schoonmaken in de herfst, means more than scooping out a handful of leaves.
Look for:
- leaves, moss and compacted debris;
- water remaining in the gutter instead of flowing towards the outlet;
- joints that drip when water passes through them;
- sections that appear to sag;
- loose brackets or connections;
- corrosion or cracks, depending on the gutter material;
- debris gathered around the opening to the regenpijp.
Once debris has been removed, water should be able to travel freely towards the outlet. Dutch gutter-cleaning specialists commonly recommend checking the actual flow after cleaning rather than assuming an apparently empty gutter is functioning correctly.
The distinction matters. A clean gutter with a blocked downpipe is still a failed drainage system.
Homes surrounded by mature trees may also require more frequent attention because new leaves can refill a recently cleaned gutter surprisingly quickly during the main leaf-fall period.
2. Check Where the Gutter Sends the Water
A gutter is only the first part of the route.
Follow the rainwater mentally, or during a shower visually, from the roof into the gutter, through the regenpijp and towards the property’s drainage system.
Overflow at the top of a downpipe can point to a blockage close to the outlet. Water leaking from a connection may indicate a failed joint. Water reaching ground level but then collecting beside the building suggests that the next part of the drainage route deserves attention.
This is the core of a useful drainage check before winter: do not inspect components in isolation. Check whether the complete route works.
For properties where drainage problems are suspected below ground, Dutch sewer information service Riool.info notes that the house connection commonly includes an access or clearing point that can help determine whether a blockage lies on private property or farther into the public system.
That becomes a job for diagnosis rather than experimentation if water is backing up repeatedly.
3. Give Flat Roofs Particular Attention
Flat roofs are common on Dutch extensions, garages, dormers and sections of urban homes.
They are not completely flat: their construction and drainage are intended to move rainwater towards outlets. But unlike a steep tiled roof, leaves and loose material do not necessarily disappear over the edge.
Debris can collect around drains and in low areas.
An autumn roof inspection in the Netherlands should therefore pay particular attention to:
- roof outlets and drainage points;
- accumulated leaves and vegetation;
- visible damage to the roof covering;
- seams and transitions;
- flashing around walls, skylights and roof penetrations;
- areas where water remains standing;
- roof edges and connections.
The key question is not whether a roof looks perfectly clean. It is whether anything is preventing water from reaching its intended outlet.
This is especially relevant to extensions and other flat-roofed additions. A layer of autumn leaves gathered around one drainage opening can turn what appears to be a minor maintenance issue into a considerable amount of retained water during prolonged rainfall.
If inspection requires walking on a roof or accessing a difficult edge, it is generally better to leave the work to someone equipped to work safely at height rather than turning seasonal maintenance into an unnecessary risk.
4. Look at Pitched Roofs From the Ground
Traditional Dutch tiled roofs deal with rain differently, but they still benefit from an autumn check.
From a safe position, look for an obvious tile that has moved, cracked or disappeared. Pay attention to roof edges and the areas around chimneys, dormers and adjoining walls.
The purpose is not to diagnose every detail from the pavement. It is to spot changes.
A roof that looked uniform in spring but now has one visibly displaced tile deserves investigation before months of wind and rain.
Autumn is also a useful time to look inside the attic. A roof problem is sometimes easier to detect from below than from outside. Fresh staining, damp timber or an unfamiliar musty patch after rainfall can provide an early clue.
The important point is timing. A small defect discovered while the surrounding structure is still dry is generally easier to assess than the same defect discovered after repeated water penetration.
5. Do Not Forget the Façade
Rainwater problems do not always begin on the roof.
If a gutter regularly overflows, water can repeatedly wet the same part of a façade. Around older Dutch brickwork, window openings, roof-to-wall junctions or damaged mortar, this repeated exposure deserves attention.

During your autumn check, look for changes rather than trying to diagnose structural problems yourself:
- newly damaged mortar;
- cracked or loose exterior finishes;
- staining directly beneath a leaking gutter;
- deteriorated sealant around openings;
- timber that remains wet for unusually long periods;
- signs that rain is consistently running down a wall instead of entering the drainage system.
Finding the route the water takes is often more useful than simply treating the visible mark it leaves behind.
6. Check What Happens at Ground Level
The final metres of a rainwater system are easy to overlook.
During a substantial shower, watch what happens where water reaches the ground.
Does it disappear normally? Does it collect against the façade? Does a garden drain overflow? Does water from a paved terrace naturally run towards the house rather than away from it?
These observations can reveal problems that remain invisible in dry weather.
There is also a wider shift in Dutch thinking about rainwater. Climate Adaptation Knowledge Portal and Milieu Centraal both describe measures that allow rainwater to be stored or infiltrated on private property rather than immediately sending all of it into the sewer system. Depending on the property, possibilities include greener garden areas, rain barrels, infiltration systems and disconnecting suitable rainwater pipes from the sewer. Such measures need enough space and suitable soil conditions to handle the water safely.
That is a separate project from routine autumn cleaning, but persistent drainage trouble can be a good reason to consider whether the existing arrangement could work better.
A Practical Fall Home Maintenance Checklist
A useful fall home maintenance checklist for a Dutch property can remain fairly short.
Before the wetter part of autumn:
- clear accessible gutters of leaves and debris;
- confirm that water reaches the downpipes freely;
- look for leaking gutter joints and loose sections;
- check rainwater outlets on flat roofs;
- inspect visible roof tiles and roof edges;
- examine junctions around dormers, skylights and chimneys;
- look for new damp marks in the attic;
- check exterior brickwork beneath gutters and roof edges;
- watch drains during actual rainfall;
- make sure leaves have not covered garden or terrace drainage points;
- recheck the system after periods of heavy leaf fall or severe weather.
The aim is not to turn every homeowner into a roofer. It is to notice small changes before several months of wet weather have had time to exploit them.
When a Maintenance Check Becomes a Repair
There is an important line between seasonal maintenance and building work.
Removing accessible leaves is maintenance. Rebuilding a failing roof edge is not. Noticing damaged masonry is useful; repairing it correctly requires knowledge of the materials and construction. The same applies to leaks, deteriorated waterproofing and roof drainage defects.

Autumn maintenance is not particularly glamorous. Much of it involves leaves, drains, joints and places homeowners rarely look at during the rest of the year.

A Dutch roof is expected to collect water. Gutters are expected to move it. Downpipes are expected to carry it towards drainage. The ground around the building is expected to deal with what arrives next.
When each part works, heavy rain can be remarkably uneventful.
And that is probably the best outcome a homeowner can ask for before winter.
